Booking Terms & Conditions

These Terms & Conditions (“the Terms”) govern all bookings at Little Hive Glastonbury (“the Property”). By making a booking, the Guest confirms that they have read, understood, and agreed to be bound by these Terms. These Terms should be read alongside our separate Cancellation Policy.
1. Definitions
“Owner” means the owner/operator of Little Hive Glastonbury.
“Guest” or “You” means the lead person named on the booking, who must be at least 18 years of age and who takes responsibility for all members of the booking party.
“Booking Party” means the Guest and all persons staying at the Property during the booking period.
“Property” means Little Hive Glastonbury, a Victorian holiday cottage located in central Glastonbury, Somerset, including all furnishings, fixtures, fittings, appliances, outdoor areas, and contents.
“Rental Period” means the dates from the agreed check-in time on the arrival date to the agreed check-out time on the departure date.
2. The Booking
2.1 A booking is confirmed once the Owner has accepted the booking request and the Guest has paid the required deposit (or full payment where the booking is made fewer than 8 weeks before arrival). A binding contract is formed at this point.
2.2 The Guest named on the booking must be a member of the Booking Party and must be at least 18 years old.
2.3 The Guest is responsible for ensuring that all information provided at the time of booking is accurate, including the number of guests, arrival and departure dates, and contact details.
2.4 The Property sleeps a maximum of 5 persons. The number of guests staying at the Property must not exceed the number stated on the booking without prior written consent of the Owner.
3. Payment Terms
3.1 A non-refundable deposit of 25% of the total rental charge is due at the time of booking.
3.2 The remaining balance (75%) is due no later than 8 weeks (56 days) before the start of the Rental Period.
3.3 For bookings made fewer than 8 weeks before the arrival date, the full rental charge is due at the time of booking.
3.4 If the balance is not received by the due date, the Owner reserves the right to treat the booking as cancelled by the Guest, and the cancellation charges set out in the Cancellation Policy shall apply.
3.5 All prices are quoted in pounds sterling (£) and are inclusive of VAT where applicable.
3.6 The rental charge includes water, gas, electricity, standard Wi-Fi, bed linen, and towels. A cleaning fee may be charged separately and will be confirmed at the time of booking.
4. Cancellation
Cancellation of bookings is governed by our separate Cancellation Policy, which forms part of these Terms. A copy is provided at the time of booking and is available on request.
5. Arrival and Departure
5.1 Check-in is from 3:00 pm on the day of arrival unless otherwise agreed in writing with the Owner.
5.2 Check-out is by 11:00 am on the day of departure unless otherwise agreed in writing with the Owner.
5.3 The Owner will provide arrival instructions, key collection details, and any access codes in advance of the stay. The Guest is responsible for keeping these details secure.
5.4 If the Guest anticipates a late arrival, they must notify the Owner as soon as reasonably possible.
5.5 Failure to arrive on the booked date does not entitle the Guest to any extension of the Rental Period or refund.
6. Use of the Property
6.1 The Property is let for holiday purposes only within the meaning of the Housing Act 1988, Schedule 1, Paragraph 9. No tenancy is created by the booking.
6.2 The Guest agrees to:
- Keep the Property clean and tidy and leave it in a reasonable condition on departure.
- Use the Property, its furnishings, fixtures, and fittings with due care and respect.
- Report any damage, breakages, or maintenance issues to the Owner promptly.
- Dispose of rubbish in the bins provided and follow any recycling guidance.
- Not move furniture between rooms or rearrange permanent fixtures.
- Follow the instructions provided for the log burners, appliances, and purified water system.
6.3 The Guest and all members of the Booking Party shall not:
- Use the Property for any unlawful or immoral purpose.
- Sub-let the Property or allow persons not included in the booking to stay overnight.
- Cause a nuisance, annoyance, or disturbance to neighbours or the local community.
- Exceed the maximum occupancy of 5 persons without prior written consent.
- Use the Property for any commercial purpose, filming, or events without prior written consent.
- Smoke or vape inside the Property or in the outside area (smoking is permitted oursite the front door on the public highway).
- Bring pets to the Property unless expressly agreed in writing with the Owner in advance.
- Light candles, incense, or any naked flames inside the Property other than the log burners.
7. Log Burners
7.1 The Property is equipped with two log burners. The Guest must follow the operating instructions provided by the Owner.
7.2 Only seasoned wood or approved fuel supplied by or recommended by the Owner should be used.
7.3 The fireguard must be in place whenever a log burner is in use and the room is unattended.
7.4 The Guest must ensure that both log burners are fully extinguished before leaving the Property or going to sleep.
8. Noise and Behaviour
8.1 The Property is located in a conservation area within a residential neighbourhood. The Guest and all members of the Booking Party must be considerate of neighbours at all times.
8.2 Quiet hours are between 10:00 pm and 8:00 am. Excessive noise, loud music, and disruptive behaviour are not permitted at any time.
8.3 Parties, stag/hen events, and large gatherings are strictly prohibited.
8.4 The Owner reserves the right to terminate the booking immediately and without refund if, in the Owner’s reasonable opinion, the Guest or any member of the Booking Party is behaving in a manner likely to cause damage to the Property, disturbance to neighbours, or danger to any person.
9. Damage and Security Deposit
9.1 The Owner may require a refundable security deposit (the amount will be confirmed at the time of booking). This will be returned within 7 days of departure, subject to an inspection of the Property.
9.2 The Guest is liable for any damage to the Property, its contents, or communal areas caused by any member of the Booking Party during the Rental Period, beyond fair wear and tear.
9.3 If the cost of damage exceeds the security deposit (or no deposit has been taken), the Guest agrees to pay the additional cost of repair or replacement upon receipt of an invoice from the Owner, supported by evidence of the damage and costs incurred.
9.4 The Guest must report any breakages or damage to the Owner as soon as possible during the stay, and in any event before check-out.
10. Owner’s Right of Access
10.1 The Owner (or their representative) may need to access the Property during the Rental Period for essential maintenance, safety inspections, or emergencies. Reasonable notice will be given wherever possible.
10.2 In an emergency (e.g. a water leak, fire, or gas leak), the Owner or their representative may enter the Property without prior notice.
11. Liability
11.1 The Property is provided for holiday use. The Owner accepts no liability for any personal injury, illness, or death of the Guest or any member of the Booking Party, except where caused by the Owner’s proven negligence.
11.2 The Owner is not liable for any loss of, or damage to, personal belongings brought to the Property by the Guest or any member of the Booking Party.
11.3 The Owner is not responsible for any temporary failure or interruption of services to the Property (including Wi-Fi, water, gas, electricity, or heating) that are beyond the Owner’s control.
11.4 The Guest is responsible for the security of the Property during the Rental Period and must ensure that all doors and windows are locked when the Property is unoccupied.
11.5 The Guest is strongly advised to arrange their own travel and personal belongings insurance for the duration of the stay.
12. Health and Safety
12.1 The Property is equipped with smoke alarms and a carbon monoxide detector. The Guest must not tamper with, disconnect, or remove any safety equipment.
12.2 A fire safety information sheet and emergency contact details are provided within the Property. The Guest should familiarise themselves with the location of fire exits and extinguishers upon arrival.
12.3 The Property contains a mezzanine bedroom accessed by a steep staircase. The Guest acknowledges this feature and accepts responsibility for ensuring the safety of all members of the Booking Party, particularly children.
12.4 The Owner does not accept responsibility for accidents caused by misuse of equipment or failure to follow the safety guidance provided.
13. Children
13.1 Children are welcome at the Property. However, children must be supervised by a responsible adult at all times.
13.2 The Property has not been specifically child-proofed. The Guest acknowledges features including the log burners, steep mezzanine staircase, and low ceilings, and accepts responsibility for the safety of any children in the Booking Party.
14. Parking
14.1 The is no allocated parking at the Property. The road beside the Property is privately owned and neither the Guest or any member of the Booking Party should park any vehicles in front or by the side of the Property.
14.2 Parking is available on the street near the Property. The Owner cannot guarantee the availability of a parking space.
14.3 Vehicles are parked at the Guest’s own risk. The Owner is not liable for any damage to, or theft of, vehicles or their contents.
15. Wi-Fi and Technology
15.1 Wi-Fi is provided free of charge for the Guest’s reasonable use. The Owner does not guarantee uninterrupted service and accepts no liability for loss of connection.
15.2 The Guest must not use the Wi-Fi for any unlawful activity, including but not limited to downloading copyrighted material illegally.
16. Complaints
16.1 If the Guest has any concerns about the Property during their stay, they should contact the Owner as soon as possible so that the matter can be addressed promptly.
16.2 The Owner will make reasonable efforts to resolve any genuine issue during the Rental Period. No claim for compensation will be considered unless the Guest has first given the Owner a reasonable opportunity to remedy the complaint during the stay.
17. Data Protection
17.1 The Owner will collect and process personal data provided by the Guest for the purposes of managing the booking and communicating about the stay. Personal data will be handled in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
17.2 The Owner will not share the Guest’s personal information with third parties except where necessary for the management of the booking (e.g. payment processing, cleaning services) or where required by law.

18. Third-Party Platform Bookings
Where a booking is made through a third-party platform (e.g. Airbnb, Booking.com), the terms and conditions of that platform will take precedence over these Terms where there is a conflict. However, the Guest is still expected to comply with the house rules and conduct provisions set out in Sections 6–13 of these Terms.
19. Force Majeure
Neither party shall be liable for any failure to perform their obligations where such failure results from circumstances beyond their reasonable control, including but not limited to natural disasters, pandemics, government restrictions, severe weather events, or acts of terrorism. In such circumstances, the Owner will offer either a full credit towards future dates (valid for 12 months) or a refund of all monies paid, less any irrecoverable costs already incurred.
20. General Provisions
20.1 These Terms constitute the entire agreement between the Owner and the Guest in relation to the booking, superseding any prior discussions or correspondence.
20.2 If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
20.3 The failure of the Owner to enforce any right under these Terms does not constitute a waiver of that right.
20.4 These Terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
20.5 Nothing in these Terms affects the Guest’s statutory rights under the Consumer Rights Act 2015 or any other applicable consumer protection legislation.

We may update these Terms from time to time. Any changes will be posted on this page with an updated “Last updated” date.
